What to Expect with a Home Inspection

An inspection is an important step in purchasing a home. Once a buyer’s offer has been accepted, there is usually a provision in the sales contract for an inspection.  An inspection will provide essential information about the home, and highlight any structural or mechanical deficincies that should be addressed before the home is purchased. In the contract,  the buyer should list the areas of the home they wish to inspect and any items that require laboratory tests, such as water.  To find a reputable inspector, ask a Realtor or look online for a list of licensed home inspectors in the area. While builders and contractors are knowledgeable about home construction, only a licensed home inspector will have up to date knowledge about building code standards and requirements. 

When interviewing home inspectors, ask the following:

-          Do they offer any guarantees on their work?

-          Will they arrange lab tests on water, radon, and lead?

-          Do they arrange for septic inspections (if present)?

-          Do they arrange for pest and termite inspections?

-          Do they provide a printed report with photos? Can they provide a sample of their work?

The following are items/areas that are generally inspected:   

-          Exterior of building , including roof and any decking or added-on structures

-          All interior rooms, including basement and attic

-          Electrical (in each room, equipment, and all outlets)

-          Plumbing (equipment and water pressure)

-          Septic , if present

-          Appliances (stove, refrigerator, etc)

-          Heating and Air Conditioning systems

-          Insulation

-          Water

-          Radon

-          Lead (if an older structure)

-          Pests and Termites
