<p><span id="more-915"></span>The first quarter of 2010 compared to 2009 showed a decrease in inventory for all the towns. For example, Westport had 411 listings on the market in the first quarter of 2009 and this year only 365.  The number of listings sold was also up for all the towns.  Weston saw the largest percentage increase going from only 9 listings sold last year to 25 listings for first quarter 2010. That is a lot of good news for the Fairfield County Real Estate Market &#8211; lower inventory and more homes sold!<br />

<p>The fourth quarter shows continued stabilization in Fairfield County real estate prices. <span id="more-814"></span>Selling to Listing Price ratios and number of listings sold are almost identical to third quarter stats. Average List Price went up in Weston, Westport and Wilton with only a slight decline in Easton and Fairfield. Inventories dwindled in all towns, which is encouraging however many sellers pull their homes off the market for the holidays.<br />

<p>The third quarter shows that the market is beginning to stabilize. Market statistics for all five towns showed minor fluctuations. <span id="more-644"></span>All the towns showed a similar amount of Active Listings to the second quarter, which means that there is still a great deal of inventory. Fairfield Real Estate and Westport Real Estate continue to show the most listings sold in the quarter. It is important to note that these towns have the largest population and tend to attract more buyers because they are on the Metro North commuter railroad line. However, the smaller towns posted the largest gains in Average Sale Price. Wilton Real Estate showed the largest increase in Average Sale Price of $218,964 or 26.4%. Easton Real Estate posted a $93,995 or 16.6% increase and Weston Real Estate gains were $78,456 or 9.5%. All the towns continue to have a selling price to listing price ratio ranging from 91-94%.<br />

<p>Easton led the pack with a 75% increase, while Westport trailed the pack with a 52% increase. Westport did lead the pack with their average sale price increasing by $169,787. Fairfield came in second with an increase of $66,567. Wilton posted a respectable increase of $16,370, while Easton posted an increase of $195.00. Weston had a whopping decrease of $520,271 compared to first quarter. This decrease was due mostly to some higher priced properties selling first quarter and then a leveling off in the second quarter. All the towns had a relatively similar Average Market Time ranging from 102-139 days. Also, selling price to listing price ratio was extremely close ranging from 92-95%.<br />
